Manufactured housing gets treated like the stepchild of the housing market. Plenty of lenders will tell you they do these loans. Far fewer have done hundreds of them.
I have been a licensed mortgage loan officer for 21 years. In that time I have personally closed more than a thousand transactions, and as a manager I have overseen at least a thousand more. Every one of those was a family. A good share of them were manufactured properties.
The expertise is not only on the loan officer side, which is where it usually stops. Our processing, our underwriting and everyone else who touches the file have done a ridiculous number of manufactured deals too. That matters, because a manufactured file gets questioned at every stage, and one person who knows the product is not enough to carry it.
We specialize in difficult deals. Manufactured is one of the hardest, and it takes extra emphasis and attention at every step: the foundation, the HUD tags, the land, the age of the home, whether it has ever been moved, how the appraiser treats it, which investor will actually buy the loan.
Here is the honest part. Getting approved for a manufactured home, or finding the manufactured home that fits, is not a linear pathway. It is different for everybody. Anyone who gives you a straight-line answer before knowing your situation is guessing.
